SELLING YOUR HOME

It is never too early to start thinking about about the future, and that includes selling your home. A lot goes into putting your home on the market, from getting the interior ready for photos and showings, to finding the right Realtor.

Below are some things to consider when selling your home.

Finding an Agent: Why Choose Maggie

One of the most important steps in selling your home is choosing a Realtor. This licensed Real Estate Agent will be the building block upon which you prepare your home, choose your sales price, accept an offer, and close escrow.

With so many Realtors to choose from, how do you narrow it down? By selecting the Agent that has your best interests at heart.

I take each listing as though I am selling my own personal home, and by the end each client has become a close friend. I work with you to get the best deal possible in selling your home, in the least amount of time.

I understand how frusterating it can be to put a home on the market and have it sit there without any showings or offers. One of my goals is to not let that happen. Before going on the market, I will work with you to make sure your home is at its best...from discussing the condition of the home (inside and out) and how it may compare to other properties in your neighborhood, to recommending local contractors for any repairs that may need to be taken care of so that it shows at its best. I can provide weekly updates with how many showings your home has had, and what prospective buyers think about your home. Together, we will go over the pros and cons of each offer received, and I always work hard during the escrow process to ensure it is as easy and stress free as possible for all of my clients! Selling your home shouldn't be traumatic or stressful...it should be an exciting experience, a wonderful beginning for a new period in your life.

I also know that I cannot do it alone. Having a team of professionals working towards the same goal gives clients comfort knowing that our experience is making their transaction far more effective.

With an unmatched work ethic, extensive marketing and selling skills, and a dedication to client satisfaction, Maggie Ward Realty will ensure that you make your best move!

Choose an Agent. . . NOT a Company

I cannot emphasize enough that the Agent you choose is one of the most important decision you can make when deciding to sell you home. Which is why you should remember that you are hiring an AGENT, not the company he or she may work for...

Real Estate Agents are the ones who will be selling your home, not a company. When making the decision to sell, keep in mind that name isn't everything. Many larger, well known agencies brag about how many homes they sell each year...what they don't mention is how many Agents it took to sell that many homes.

More and more, home buyers are looking to the internet when they start the search for their new home. With websites like Zillow and Realtor.com becoming the frist stop in home searching, internet marketing is more important than ever; so it makes sense to list with Realtor who recognized this and makes it a priority to utilize the resources available.

Choose your Real Estate Agent based on performance, knowledge, marketing plan, referrals, or just overall appeal and likeability...NOT the brokerage they work for.

A Few Words About Commission

Commission is one of the most talked about and confusing things when thinking about selling OR buying a house. One of the things to think about regarding commission is that you get what you pay for. Here are a couple more things to keep in mind when discussing commission with your Realtor.

1. The commission is split between both the listing and buyer's agent. In a competitive market to get a home sold, the difference between getting a home sold can sometimes come down to the difference between the compensation offered to the buyer's agents.

2. Just because an Agent offers to take your listing at a lower commission amount doesn't mean that you will get the same marketing or attention to detail than if the commission were higher.

3. It is not how much you spend on commission; it is how much you make on the sale. You get to decide on the price you accept.

4. I encourage Sellers to begin the transaction by looking at how much they can make, instead of how much they can save. My goal is to sell your house for more money.

I have many happy clients who have chosen to use me repeatedly.
